This list includes top priorities based on Owner feedback and complaints. Refer to the Declaration of Covenants and Restrictions for full details.
- PARKING: Parking is prohibited on all streets within the SUBDIVISION. Owners, residents and guests must park on the driveway or within the garage. Parking fully or partially on the grass and parking on sidewalks, excluding sidewalks that run through an Owners’ driveway is prohibited.
- VEHICLES: No box truck, dump truck, construction equipment or machinery, junk vehicle, unlicensed, unregistered, or inoperable motor vehicle, limousines, recreational vehicle, all-terrain vehicle, boat, trailer, including without limitation, boat trailers, house trailers, work trailers and trailers of every other type, kind or description, or camper, may not be kept within the subdivision except in the garage or within an enclosed fenced area of a Lot.
- FISHING, swimming, and boating in water retention ponds is prohibited. Owners may contact local authorities if someone is trespassing on their property to access a pond.
- PROPERTY MAINTENANCE: all Owners are responsible to ensure their exterior property is maintained including regular grass cutting, weed removal, underbrush removal, or other unsightly growth removed, no refuse or unsightly objects allowed, and conduct exterior cleaning and painting as needed.
- TRASH: All garbage and trash containers shall be stored in the garage or on the side of the house when not at the curb for regular trash pick-up.
- BUSINESSES: Owners and Tenants may NOT operate a business out of the home.
- RENTALS: No Bed and Breakfast, Airbnb or Vacation Rental By Owner (VRBO) may be operated out of a Home within the SUBDIVISION. No more than ten percent (10%) of the total number of dwellings in the subdivision may be leased properties.
- ANIMALS: No animals, beehives, livestock, or poultry of any kind shall be raised, bred, or kept on or in any Lot except that a reasonable number of cats, dogs and other household pets may be kept provided they are kept within the residence and are not kept, bred, or maintained for any commercial purposes or become a nuisance to the neighborhood.
- SIGNS: Certain signs are permitted. In the interest of maintaining harmony within the subdivision political campaign signs are not permitted.
